About Us
Broad Ripple Capital founder and President, B. Douglas McAuley has been in business for 35 years. For five years he was with Duke Associates (now Duke Realty Corporation) where he served as a development/leasing manager for several well-known office developments in the Midwest: Governors Hill, Governors Pointe, The Towers of Kenwood (Cincinnati, Ohio) and Tuttle Crossing and The Polaris Centers of Commerce (Columbus, Ohio.)
For the last 30 years, Mr. McAuley has led a team of professionals in commercial real estate development, management, and brokerage, specializing in ground-up developments in strategically selected markets. Throughout his career, he has directed projects resulting in more than $150+ million in aggregate real estate value creation.

Our core strength is providing certainty when evaluating potential sites. Our site selection professionals evaluate potential sites based on three main criteria: 1) site location /demographics, 2) zoning / permitting issues, and 3) construction issues.
Due Diligence
Getting accurate information quickly is critical to opening stores on time. We determinedly research everything you need to know about the zoning, permitting, entitlements, utilities, and dimensions of a new location. Our success is built on solid research and due diligence.


Land Use Entitlements
We offer complete land use entitlement services. We have a wealth of experience in working with communities to secure land use entitlements nationwide. We work closely with your architect to quarterback the site through the site plan review process with the jurisdictions’ planning and zoning departments.
Architectural and Engineering
Thoughtful planning and technical coordination drive successful project outcomes. We collaborate closely with architects, engineers, and specialized consultants to guide projects through the design and documentation process while aligning with site constraints, jurisdictional requirements, and development goals. Our team provides oversight from preliminary concepts through finalized construction drawings, helping maintain efficiency, manage costs, and support seamless project execution.


Building Permits
We know that building permits can make or break a project. We tenaciously do the research, project management, and contractor licensing to get permits anywhere in the country. Our professionals are masters in permitting, land use entitlements, and due diligence. We do what it takes to make permitting painless for you and get your stores open on time.
Project Construction
Successful development requires disciplined oversight throughout the construction process. We coordinate closely with general contractors, subcontractors, and project teams to manage schedules, budgets, and quality standards from groundbreaking through project completion.
